Real Estate Photography Pricing in the Pocono Mountains (2026 Guide)

One of the most common questions agents, sellers, and vacation rental owners ask us is: how much does real estate photography actually cost in the Pocono Mountains?

The honest answer is that it depends on what your listing needs — but the range is more accessible than most people expect, and understanding what drives the cost helps you make a smarter decision rather than just picking the cheapest option.

Here's a clear, current breakdown of what professional real estate media costs in this market in 2026.

Residential Real Estate Photography Packages

At Fusion Studios, residential listing packages are structured around three tiers designed to match different property types and marketing goals.

The Foundation Listing starts at $150 and is built for straightforward residential listings that need clean, professional photography without additional media. It includes a full on-site photo session covering interior and exterior images, professional HDR editing with blue sky replacement and fire effects, aerial drone images, and MLS-ready file delivery — typically with same-day turnaround. Most Foundation shoots land between $175 and $225 depending on property size.

The Signature Listing starts at $250 and is the most popular package for good reason. It includes everything in Foundation plus a full cinematic video walkthrough and aerial drone video — giving agents a complete media package that covers photos, stills, and motion content in a single shoot. Most Signature shoots fall between $275 and $325. For agents who want strong marketing without having to coordinate separate vendors, this tier hits the best value point in the lineup.

The Premier Listing starts at $350 and is built for luxury homes, lakefront properties, and high-value vacation rentals that benefit from the full suite of media. It includes everything in Signature plus virtual staging for two rooms, a 2D floor plan, a Zillow Showcase 3D Tour, and commercial usage rights for marketing. Most Premier shoots fall between $375 and $450 depending on the number of virtual staging photos needed.

Commercial Real Estate Packages

Commercial pricing reflects the complexity and scope of larger properties. The Professional Listing starts at $400 and covers interior and exterior photography with commercial usage rights — appropriate for office spaces, retail units, and smaller commercial listings. The Marketing Package starts at $850 and adds aerial drone photo and video coverage with priority 24-hour turnaround, making it the right choice for properties where scale and setting matter. The Premium Campaign starts at $1,800 and is a full-production package for large commercial properties, institutional spaces, and developments that require advanced drone work, cinematic property video, custom branding, and multiple format deliverables.

Add-On Services

Individual services can also be added to any residential or commercial package:

Drone Photo & Video: starting at $100, priced based on quantity and complexity. This covers both aerial stills and cinematic drone video for properties that benefit from showing lot size, lake access, or surrounding scenery.

Zillow Showcase 3D Tour: $175 flat rate. This delivers a fully interactive 3D walkthrough with dollhouse view, guided navigation, a shareable link, and embed code — hosted and ready to publish immediately.

2D Floor Plan: $100 flat rate for most properties. Accurate, dimensioned floor plans delivered in PDF and JPG, optimized for MLS and marketing materials. Properties over 5,000 sq ft may incur an additional fee.

3D Floor Plan + 2D Floor Plan: $175 flat rate. Includes a photorealistic 3D floor plan along with the complimentary 2D line drawing — both delivered in PDF and JPG formats.

Virtual Staging: $50 per room, available as an add-on for Foundation and Signature clients or as additional rooms beyond the two included in Premier. Photorealistic digital furniture and décor added to vacant spaces and delivered alongside your listing photos.

Why Pricing Shouldn't Be Your Only Consideration

It's worth being direct about this: the cheapest photographer in the Pocono Mountains is rarely the right choice for a listing where the photography directly affects sale price, days on market, or booking revenue.

The National Association of REALTORS® consistently reports that the overwhelming majority of buyers use online photos as a primary tool in their home search. In a market like the Poconos — where a significant percentage of buyers are out-of-area, purchasing remotely, or evaluating vacation rental potential — the listing media often has to do more persuasive work than it would in a standard primary-residence market. Buyers from Philadelphia, New York, and New Jersey are making decisions based almost entirely on what they see online before they ever make the drive.

That context makes photography less of a marketing expense and more of a sales tool. A Foundation Listing at $175 represents well under one percent of the commission on a median Pocono home sale. A Signature package at $275 that generates more showings or a faster close pays for itself many times over.

What's Right for Your Listing

For standard residential listings where photos are the primary need, the Foundation Listing covers the essentials cleanly. For most agents marketing single-family homes, cabins, and vacation rentals, the Signature Listing hits the right balance of coverage and value. For lakefront properties, luxury listings, and high-revenue Airbnb properties where every element of presentation matters, the Premier Listing provides the complete package.

If you're unsure which tier fits your property, the easiest approach is to reach out directly — we're happy to recommend the right level of coverage based on the specific property and your marketing goals.
